TenancyPack

For self-managing landlords in England

Serving the document is half the job. Proving you served it is the other half.

TenancyPack builds the statutory documents your tenancy needs, attaches the official Renters’ Rights Act Information Sheet as a file, emails it to your tenants, and writes a timestamped, hash-chained row into your proof log. One vault per landlord, England only.

This is not legal advice and not a substitute for a solicitor.

The loop

Three steps, then it is on the record

  1. Add the tenancy

Property, tenants, rent, deposit. TenancyPack works out which document the law asks of you: a Written Statement of Terms, or the official Information Sheet.

  2. Generate it, with the official sheet attached

The statement is filled from the prescribed fields. The Renters’ Rights Act Information Sheet goes with it as the exact official PDF, attached as a file — never a link a tenant has to click.

  3. Send it and keep the row

Email to each tenant who has agreed in writing to e-service, or record service by post or by hand. Either way you get a timestamped row carrying the SHA-256 of every file sent, in a log where each row seals the one before it.

In the vault

What TenancyPack holds for each tenancy

Written Statement of Terms
The prescribed fields under SI 2026/324, filled from the tenancy you entered. It is a statutory statement, not a tenancy agreement.
Official Information Sheet
The Renters’ Rights Act Information Sheet, pinned to the exact official PDF and attached as a file on every send. If the official version changes, sending pauses until the new one is pinned.
Deposit prescribed information
Scheme, reference, date received and the landlord details that have to go with it, generated alongside the statement.
Certificate vault with expiry reminders
Gas safety record (CP12), EICR, EPC, smoke and CO alarm records. Reminders at 60, 30, 14, 7 and 1 days before expiry.
Section 13 rent increase
The official Form 4A, filled and checked against the statutory timing rules. Free to anyone, account or not.
Proof-of-service log
Every send and every manual service, with recipient, subject, attachment filenames and file hashes. Rows are hash-chained, so a later edit shows up.

Why this matters

Two changes that are already in force

Failing to give a tenant the Information Sheet can carry a financial penalty of up to £7,000. It is a document you already have — the work is giving it to the right people and being able to show, later, that you did.

Rent-review clauses in tenancy agreements have been void since 1 May 2026. Rent goes up through a Section 13 notice on Form 4A, or not at all. The free tool below fills that form.

No fine printed in red. No countdown. Just the two facts and the forms that answer them.

Pricing

Your first property is free

One property, generating documents and the Section 13 tool, at no cost. Add more and the Landlord plan is £15 a month or £119 a year — sends, the proof log and expiry reminders included.

Scope

England only

TenancyPack covers assured tenancies of residential property in England. Wales, Scotland and Northern Ireland run different regimes with different documents and different notice periods, and are out of scope — using these documents there would not be right.

Start with the free form, or open a vault

The Section 13 generator needs no account and stores nothing it processes. The vault is where the proof rows live.
