Section 13 rent increase notice

Fill this in and TenancyPack produces the official Form 4A as a PDF for you to print, sign and give to your tenants. Nothing you type here is stored.

The four timing rules Form 4A has to satisfy

  • At least two months’ notice before the new rent starts.
  • No increase in the first 52 weeks of the tenancy.
  • Only one increase in any 52-week period.
  • The new rent must start at the beginning of a period of the tenancy.
Tenants and property

Every tenant named on the tenancy, one per line.

Landlord

As it should appear on the notice. Include every landlord if there is more than one.

Rent now

Leave blank if never increased.

Next step

Serve it and prove it

A generated notice is a document. What a tribunal or a dispute asks for later is evidence you gave it to the tenant, on a date, with what was attached. A TenancyPack vault emails the notice and writes a hash-chained proof row — alongside the Written Statement, the official Information Sheet and your certificates.
